Architect of Record - Work Process

Satellier’s Design Management Services provide an essential ingredient to participating in the real estate boom in India.

Scheme Design
The Design Architect would develop the operational and function requirements of the development. Appropriate inputs from Structural and MEP Engineers would ensure practical and efficient planning arrangements. Owner and/or operator involvement at this stage would ensure that the completed project will be appropriate for purpose intended, and provide the necessary opportunities for future expansion.

Deliverables at this stage would typically comprise ‘double-line’ plans, sections and elevations at an appropriate scale (1:200), sufficient for detail understanding and discussion of the building key adjacencies, operational parameters and code compliance. Elevational cladding and envelope systems will be required to be reasonably developed such that specialist contractors or engineers can be engaged in dialogue to ensure constructability, longevity and maintenance issues, are resolved. At this point the design documentation can be supplemented with realistic renderings, models and possibly video/animation to suit the client marketing/funding/PR needs.

During the Scheme design, the Design Architect would seek to inform and engage the services of a Quantity Surveyor such that an initial cost plan can be developed. Value Engineering and other cost control measures can be instigated as appropriate. Monitoring and reporting of costs by the QS becomes an iterative component of the design process during Scheme Design and through all subsequent project stages.

Design Development
The Design Architect hands over to Satellier (Local Partner/Associate Architect/Architect of Record) to continue the documentation process through to tender and construction stages. The Design Architect’s scope in this stage is ‘limited’ to a monitoring role if commissioned by the Owners, to the envelope and key architectural components. Satellier would take responsibility for the design and documentation of the ‘back-of-house areas, operations zones and other areas where a strong knowledge of local procurement practice is an advantage.

Construction/Tender Documentation and Statutory Submissions
Carried out by the Satellier and their Consulting Engineers with support from the Design Architect and other international consultants (if required). Although the Design Architect’s direct involvement is complete, their  designers will maintain dialogue with the Owner and Satellier through the contract documentation, tender, and on-site stages of the project. The Design Architect  would need to be involved in material selections, shop drawing approvals and sample approvals where these are instrumental to the success of the end product.
